DESIGN PROCESS

We believe that strong collaboration between project owners and the project designer is the key to success!

Project Definition: Every project starts with a meeting between the clients and designer at a potential project site. We will collaborate in defining the project objectives, preparing preliminary scope of services and ironing out the design fees.

Site inventory and analysis: We will collect all available information about the site including all constraints and requirements for the defined scope (local codes, permit requirements etc.) At this phase we might need to bring on a professional Land Surveyor and Geotechnical Engineer. 

Conceptual Design:
At this step we determine the project vision. It will include all the elements from the previously established program of elements.

Design development: During this phase we refine the project elements such as spatial relationships, character, and materials. We will also prepare a budget estimate for the project and potentially involve other consultants such as Architects, Engineers, Arborists, etc.

Construction Documents: After the budget estimate and majority of project elements are approved, we will produce a set of technical drawings with the plans, details, and specifications for all elements of the project. The set might include: hardscape plans and details, tree and soil protection plans, planting and irrigation plans (including water budget), lighting and other plans, and plans and specifications from other consultants. At this point, the set will be ready to submit for permits and for project construction.

Bidding support: We can assist in finding and contacting qualified contractors, attend pre-bid meetings, obtain and evaluate bids, and help with developing a contract for construction.

Construction Observation: When the project enters the construction stage, we may remain involved. Our services during this stage may include (but are not limited to): attending pre-construction and construction meetings; preparing field observations; reviewing the shop drawings, products and materials; following up on construction-related issues until each is resolved; preparing punch list and closing up the project; and post- occupancy review of a project.
